Owner grants to Sunrise Locations, Inc. - Marlena Magdalin the non-exclusive right to offer the Property, free of expense to Owner, to persons engaged in the business of photography for use in the making of motion pictures, television show(s), commercials or still photography (“Producers”).

Sunrise Location, Inc. - Marlena Magdalin agrees to make reasonable efforts to find, at its own expense, Producers who will agree to use the Property for the above-described purpose, and Owner agrees to execute with any and all necessary documents, which may be required for the use of the Property.

Owner authorizes Sunrise Locations, Inc. - Marlena Magdalin to take photographs of the Property and to show them to producers. Also, photos that you may have received from another entity or taken yourself and sent to Sunrise Locations have approval from the source in writing, for the use by Sunrise Locations. A copy of the written approval from the outside source can be sent to [email protected]. Photographs of the Property may also be made available to Producers via the website, but no personal information will be available online.

Owner reserves the right to refuse any proposed job for any reason whatsoever.

Financial arrangements for the Property are only to be negotiated by Sunrise Locations, Inc. – Marlena

Magdalin, but shall be finalized only after consultation with the Owner. Sunrise Locations, Inc. – Marlena Magdalin shall collect the total location fee directly from the Producer, and disburse the location fee as follows:

1. To Owner, 70% of the Location fee.

2. To Sunrise Locations, Inc.- Marlena Magdalin, 30% of the Location fee.

3. If Sunrise Location, Inc. – Marlena Magdalin advances the sum owed to the Owner, Sunrise Locations, Inc. – Marlena Magdalin shall then have the right to retain the full location fee from the Producer.

Owner is responsible to pay a 30% Commission to Sunrise Locations, Inc. – Marlena Magdalin if Owner makes an Agreement directly with a Producer who is introduced to the Property by Sunrise Locations, Inc. – Marlena Magdalin and/ or a Producer revisits this location no matter where the booking originates within one year of the date of this Agreement. Owner shall pay the commission from the GROSS amount received upon demand.

The term of this agreement is for one year and will automatically renew for successive one year periods thereafter unless canceled by Owner or Sunrise Locations, Inc. – Marlena Magdalin by written notice sixty (60) days before the expiration of the initial one (1) year term or any one (1) year period thereafter.

Sunrise Locations, Inc. – Marlena Magdalin will assign a Location Representative who shall provide supervision of the film shoot, if the Producer agrees to pay for such service.

Owner will hold Sunrise Locations, Inc. – Marlena Magdalin free and harmless from any claims or damages that occur or arise out of location filming on the Property and will look solely to the Producer for any claims or damages that it may have that occur or arise out of the location filming on the Property.

If the Property is a shopping center or multi-tenant commercial building, Owner represents and warrants to Sunrise Locations, Inc. – Marlena Magdalin that there are no restrictions in any tenant leases for the Property restricting or limiting location filming in the parking and common areas of the Property.
